The Grant being made to Don Luis Maria Peralta as a gift from the King of Spain. The book goes on to discuss the history starting with the land grant. It discusses the linage and the family of Don Jose Maria Estudillo who also owned land and influnced the early years of San Leandro. It talks about the development (including specific buildings, ranchos and legal issues) of what became the San Leandro of the current day which, at the time of this book was 1940.
